What Changes the Price of a Roof

Two Sacramento homes with identical square counts can be thousands apart. It is almost never the shingle brand. It is these five things.

The five real variables

  • Pitch — steep roofs slow everything down and need harnessing and staging
  • Layers — a second layer doubles the tear-off and the disposal
  • Anything poking through the roof — chimneys, skylights, solar, swamp coolers — has to be flashed or taken off
  • Decking — rotted or spaced sheathing that has to be replaced before the new roof goes on
  • Access — a tight lot with no truck access means everything moves by hand

What the city's own permits say

Every re-roof permit filed with the City of Sacramento states the size of the roof, how many layers came off, and whether the deck was re-sheeted. Across more than twenty thousand of them, the two surprises that move a quote — a hidden second layer and new decking — are common enough to plan for, and far more common in some neighborhoods than others.

If your home is in Arden Park or the Pocket, assume the deck may need replacing and make sure your quote names a per-sheet price for it up front.

How to compare two quotes on these variables

  1. Match the sizeBoth quotes should state squares. If one is far off the other, ask how each measured.
  2. Check the layer countA quote that assumes one layer on a roof with two will come back as a change order.
  3. Find the decking priceLook for a per-sheet price for replacing sheathing. No price means the surprise is uncapped.
  4. Confirm permit and tear-offBoth should include a full tear-off and the permit. An overlay is a different, cheaper product.

What barely moves the number

Shingle colour, brand within the same tier, and the time of year make far less difference than people expect. If a quote swings by thousands because of colour, something else is being priced.

Common questions

Why are two roof quotes so different for the same house?

Usually scope, not greed. Check whether both include full tear-off, new flashing, a rate for replacing rotted sheathing, the permit, and haul-away. A cheap quote that reuses old flashing and skips the permit is not the same product.

Should I take the cheapest roofing quote?

Only after checking the three things that make cheap quotes cheap: an overlay instead of a tear-off, reused flashing, and no permit. Each one costs more later than it saves now.
