Dry Rot & Sheathing Repair Cost
Between 2023 and 2025, 37% of permitted re-roofs in unincorporated Sacramento County also involved structural work, dry rot or sheathing. A quote that's silent on the subject has a hole in it.
Why it cannot be quoted up front
Rot hides beneath the roofing, and no one, us included, can tell how far it goes until the old layers are off. A good contract can't promise there's none. What it can do is lock in the RATE before anyone climbs up: so much for each sheet of sheathing replaced, so much for each running foot of fascia.
You then pay for exactly what was found, with photographs of each piece.
What makes it worse
- Gutters that have not been cleared, holding water against the fascia
- A previous overlay that hid the damage instead of fixing it
- Valleys and skylight curbs with tired flashing
- North-facing slopes that stay damp under tree cover
Our published prices
Per roofing square (100 sq ft). Your price is your roof’s measured squares times the tier rate, confirmed in writing before any work.
The example uses 25 squares, the median Sacramento home re-roof in county permit records (2022–25). It is an illustration, not your price.
Common questions
How much does dry rot repair add to a roof replacement?
It varies with how much is found, which is why it is priced as an agreed rate per sheet and per linear foot rather than a lump sum. On roofs where rot is found at all, it is commonly a four-figure addition rather than a five-figure one.
Can rotted sheathing just be covered over?
It should not be, and an inspector will look for it. Covering rot puts a new roof on a failing deck, and the fasteners holding your roof down lose the wood they are anchored into.
