Tile Roof & Underlayment Cost in Sacramento
Tile pricing confuses people because the expensive part is usually invisible. The tile is often fine. The felt underneath it is what failed.
Two different jobs, two different prices
An underlayment replacement lifts and stacks your existing tile, strips the old felt, repairs the deck and battens, lays new underlayment and resets the same tile. You pay for labour, underlayment and the few tiles that break — not for a roof's worth of new tile.
A full tile replacement means new tile as well, and prices well above that.
Why the labour is high
Tile is heavy and fragile, and every piece is handled twice. That is the cost driver, and it is why underlayment work prices above a straightforward shingle re-roof of the same square count.
Our published prices
Per roofing square (100 sq ft). Your price is your roof’s measured squares times the tier rate, confirmed in writing before any work.
The example uses 25 squares, the median Sacramento home re-roof in county permit records (2022–25). It is an illustration, not your price.
Common questions
Do I need new tile or just new underlayment?
If the tile is intact and the leaks appear during sustained rain, it is almost always the underlayment. Cracked, spalling or widely broken tile is the case where replacement makes sense.
When does the underlayment beneath Sacramento tile wear out?
Usually somewhere in the 25-to-30-year range. A lot of the county's tile went on between the 1980s and the 2000s, so many of those roofs are hitting that age now.
